Don’t Be Caught by Surprise!
Most homeowners do not think about their hot water heater until a problem arises. Regular maintenance can help ensure that you are not caught by surprise if it suddenly stops working at usually the most inopportune times, such as when you are in the middle of a shower or if your hot water begins to smell rancid. You can avoid this unpleasantness by having your hot water heater serviced at least once a year.
Your hot water heater needs to be drained and flushed at least once a year to remove any sediment or bacteria that may have settled in your tank. Failure to do so will cause the performance of your hot water heater to continually decline and will shorten its expected service life. Think of it this way, for every inch of sediment that is in your water heater means an inch less of water capacity in its tank. You also do not want to be bathing in water that is exposed to what has settled in the tank.
The pressure valve on top of the heater’s tank needs to be tested to ensure it is working properly. If the valve were to fail, you could have a big mess on your hands from leaking water, not to mention the potential for damage to your floors, walls or ceilings. The water tank also needs to be inspected for cracks or leaks that could cause it to leak or burst and cause damage to your home.
